Canon Business Solutions is a Canon USA Company and is an international leader in the office equipment industry. SSH Real Estate has been providing real estate consulting services to Canon Business Solutions for 15 years and has negotiated 20 leases totaling approximately 250,000 square feet throughout the east coast.
SSH Real Estate recently assisted Canon Business Solutions with an early lease re-negotiation and relocation within one of suburban Wilmington’s premiere office parks Bellevue Park Corporate Center. Canon Business Solutions was located at 200 Bellevue Road using 7,865 square feet in the back portion of the first floor with no visibility from the entrance which was not ideal since they had a showroom within the space. The lease had twenty (20) months remaining and the rental rate was substantially above market when SSH Real Estate approached the landlord for an early renewal and possible relocation to a better location within the park.
Value Added:
SSH Real Estate encouraged Canon Business Solutions to address this requirement a year earlier than they normally would have. Additionally, we surveyed the market and solicited a very aggressive proposal from another nearby office park to create leverage with their landlord.
Result:
The result was a new six (6) year lease was signed as part of a relocation to a new space in another building within the park that offered direct exposure and signage at the entrance of the building. This was accomplished one year prior to Canon Business Solutions’ lease expiration at a substantially lower rental rate allowing the company to realize immediate savings in a new suite that better fit their needs.
